With over 25 years working in the appraisal industry Trish Ward is a member of the Appraisal Institute of Canada and holds the P.App, CRA Designation
With office locations in Abbotsford and Chilliwack, Ward Appraisals and Consulting is strategically located to be able to provide real estate valuation services throughout the Lower Mainland and Fraser Valley regions of British Columbia.
As a designated CRA, P.App Appraiser with the Appraisal Institute of Canada, Trish is experienced in completing assignments on residential properties for a number of uses including, mortgage financing, personal information, taxation, litigation (foreclosure, divorce / separation, division of assets, estate settlement), insurance - for both claims and underwriting purposes, relocation, feasibility studies, rent analysis, and highest and best use analysis. At Ward Appraisals and Consulting we take pride in specializing in providing valuations on unique properties including acreages, hobby farms, water front properties, remote properties, high end properties and new construction.
For more complex assignments including, commercial, industrial, agricultural and multi family properties we have a strategic alliance with a few select, highly experienced and qualified AACI, P.App appraisers who we can recommend with confidence to our valued clients.
All appraisal reports provided by Ward Appraisals and Consulting are prepared in compliance with the Appraisal Institute of Canada’s guidelines. These detailed mandatory guidelines are known as the Uniform Standards of Professional Appraisal Practice (USPAP), and the Code of Ethics of the Appraisal Institute of Canada.
When contacted for appraisal services we will require the address of the property, the purpose for the appraisal and our clients name and contact information. Once we have completed our preliminary research on the property to be appraised we will provide the client with a fee quote and time frame for completion of the report. Upon acceptance of our quote we will provide the client with a letter of engagement and set up an appointment to inspect the property. At the time of inspection we will measure the improvements (unless there are building plans available). Information on site size, zoning and land use restrictions will be obtained from government authorities and LTSA (BC Land Titles Office). Once completed we will deliver the report to our client via email. After the client has had a chance to review the report we will be available by appointment to answer any questions they may have..
